FORECLOSURE SALE NOTICE
WHEREAS, default in the payment of principal and interest has occurred under the terms of a promissory note (the “Note”) dated 11/05/2014 executed and delivered by Charles L. Renz and Valda M. Renz to Wells Fargo Bank, N.A. and a real estate mortgage (the “Mortgage”) of the same date securing the Note, which Mortgage was executed and delivered by Charles L. Renz and Valda M. Renz, trustees, or their successors in trust, under the Charles L. Renz and Valda M. Renz revocable trust, dated March 3, 2008 (the “Mortgagors”), to Wells Fargo Bank, N.A., and which Mortgage was recorded on 11/10/2014, as Instrument No. 375195, BK 207 Mtg. PG 35 in the records of the office of the County Clerk and ex-officio Register of Deeds in and for Sublette County, State of Wyoming; and
WHEREAS, the Mortgage contains a power of sale which by reason of said default, the Mortgagee declares to have become operative, and no suit or proceeding has been instituted at law to recover the debt secured by the Mortgage, or any part there-of, nor has any such suit or proceeding been instituted and the same discontinued; and
WHEREAS, written notice of intent to foreclose the Mortgage by advertisement and sale has been served upon the record owner and the party in possession of the mortgaged premises at least ten (10) days prior to the commencement of this publication, and the amount due upon the Mortgage on the date of first publication of this notice of sale being the total sum of $ 225,897.79 which sum consists of the unpaid principal balance of $218,268.62 plus Interest accrued to the date of the first publication of this notice in the amount of $7,124.87 plus attorneys’ fees, costs expended, and accruing interest and late charges after the date of first publication of this notice of sale;
WHEREAS, the property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale. Any prospective purchaser should research the status of title before submitting a bid;
NOW, THEREFORE Wells Fargo Bank, N.A., as the Mortgagee, will have the Mortgage foreclosed as by law provided by causing the mortgaged property to be sold at public venue by the Sheriff or Deputy Sheriff in and for Sublette County, Wyoming to the highest bidder for cash at 10:00 AM o’clock in the forenoon on 03/01/2019 at the Sublette County Courthouse located at 21 S Tyler, Pinedale, Wyoming, Sublette County for application on the above-described amounts secured by the Mortgage, said mortgaged property being described as follows, to-wit:

ADVERTISEMENT FOR BID
Plans will be available on January 2, 2019 for the project known as the Pinedale Aquatic Center HVAC Upgrades, 535 N. Tyler Ave., Pinedale, Wyoming 82941. Sealed bids will be received by SUBLETTE COUNTY SCHOOL DISTRICT No.1 at the Central Office, 665 N Tyler, PINEDALE, WY 82941 on February 27, 2019 until 2:00 p.m. local time. Bids will be publicly opened for labor and materials to construct the Pinedale Aquatic Center HVAC Upgrades, 535 N. Tyler Ave., Pinedale, Wyoming 82941.
A single contract will be awarded for the Demolition, General, Mechanical, and Electrical work as drawn and specified in the Plans and Specifications. Bid security will be required. Performance and Labor and Material Payment Bonds in the amount of 100% of the contract will also be required. Wyoming preference laws will apply. The estimated value of this remodel construction is approximately $2,000,000.00.

Mandatory pre-bid site visits for General Contractors and Major Subcontractors will be conducted at 11:00 a.m. local time on January 29, 2019 and on February 13, 2019 at the project site, Pinedale Aquatic Center, 535 N. Tyler Ave., Pinedale, Wyoming 82941. Bidders need only attend one of the two site visits.
The project consists of a replacement of the existing pool dehumidification units with new units, modification to existing and addition of new ductwork for the pool areas, hydronic piping, addition of a new roof mounted cooling unit with ductwork, and addition of a new indoor air handling unit with ductwork, in the existing aquatic center. The work includes miscellaneous demolition, roofing patches, retaining wall, electrical devices, wiring, and other miscellaneous items.
